To perform a variety of duties in support of services provided by Facilities Management including routine minor maintenance and upkeep of buildings.

Salary Grade:  BMT-M

Essential Duties and Responsibilities:

1. Supervise and coordinate the work of Building Maintenance Technicians in performing general duties.
2. Establish and maintain schedules and assign leads to various tasks.
3. Perform routine, preventative and reactive maintenance, repair, and construction on buildings, equipment, structures, and other amenities.
4. Responsible for minor repairs which may include; changing defective receptacles, ballasts, switches, outlets, light fixtures, repair of valves, replacement of washers and gaskets, replacement of plumbing fixtures, replacing hinges, door closures, service door closures, replace floor tiles, caulk windows, replace glass and reset doors.
5. Erect and work from ladders, scaffolds, and similar devices.
6. Determining type of materials and supplies to be used.
7. Adapt commercially available materials to fit needs.
8. Document job time and materials used.
9. Keep facilities in a clean and presentable condition.
10. Work hours as needed for special events.
11. Perform related duties as assigned.

Supervisory Responsibility
May be responsible for training, assisting or assigning tasks to others.

Minimum Qualifications:

Education
High school diploma or equivalent

Experience
6 years of experience in commercial, industrial or residential building maintenance.

Substitutions:
Any equivalent combination of related experience and/or education approved by the Department of Human Resources Management.

Certification or Licensure
Valid Driver’s License required

Knowledge, Skills, and Abilities:

Knowledge of methods, materials, tools, equipment, occupational hazards, and safety
precautions of the trade. Basic/intermediate math, reading and writing skills. Knowledge of applicable building codes, rules, and regulations. Developed supervisory skills.

Working Conditions and Physical Effort

Frequent, heavy, or intense physical requirements combined with exposure to a number of disagreeable elements, such as heat, cold, noise, dust, dirt, and chemicals. Constant precautions required.

Occasional-Routine deadlines; usually sufficient lead time; variance in work volume seasonal and predictable; priorities can be anticipated; some interruptions are present; travel or other inconveniences have advance notice; involves occasional exposure to demands and pressures from persons other than immediate supervisor.

Job frequently requires standing, walking, reaching, climbing or balancing, talking, hearing, handling objects with hands, and lifting up to 50 pounds.

Job occasionally requires sitting, stooping/kneeling/crouching/crawling, and lifting more than 100 pounds.

Vision requirements: Ability to see information in print and/or electronically.
